About Allen

A loan officer who knows your neighborhood

I'm Allen Do, a mortgage loan officer with Copley Finance (being rebranded as FastTrack Lending), affiliated with Copley Realty. Our office is in Huntington Beach, and I help families and investors throughout California, with a focus on Orange County communities like Huntington Beach, Westminster, Garden Grove, and Fountain Valley.

Many of my clients are part of Orange County's Vietnamese-American community: first-time buyers, growing families, self-employed business owners, and real estate investors. My job is to make the process simple: explain every step, tell you what documents you'll need up front, and keep you updated until you get the keys.

Have questions before you start? Call me at (909) 999-1687 or request a pre-approval and I'll reach out personally.

Loan Programs

Options for buyers, homeowners, and investors

Every situation is different. These are some of the programs I work with. We'll find the one that fits your goals and documentation.

FHA Loans

Government-backed financing with flexible credit guidelines and low down payment options, popular with first-time buyers.

Full Documentation

Traditional financing using W-2s, tax returns, and pay stubs, for buyers and homeowners with documented income.

Stated Income

Alternative income programs designed for self-employed borrowers and business owners whose tax returns don't tell the full story.

Portfolio Reduced Doc

Portfolio loan options with reduced documentation requirements for borrowers who don't fit a standard box.

Investment & Commercial

Financing for rental and investment properties, including purchases held in an LLC, plus select commercial property loans.

Refinance

Rate-and-term or cash-out refinancing to adjust your payment, change your loan term, or tap into your home's equity.

All loans are subject to credit approval, underwriting, and property eligibility. Program availability, terms, and requirements vary and may change without notice.

FAQ

Common questions

How much do I need for a down payment?

It depends on the loan program, the property, and your financial profile. FHA loans offer low down payment options for qualified buyers, while investment and alternative-documentation loans usually require more. We'll go over what applies to you.

I'm self-employed. Can I still qualify?

Often, yes. Besides traditional full documentation loans, there are stated income and reduced documentation programs built for business owners. Approval still depends on underwriting, but we'll find the option that fits how you earn.

Can I buy an investment property in an LLC?

Yes, there are financing options for investment properties held in an LLC. Requirements vary by lender and property type, so I'll walk you through what's needed before you make an offer.

What documents should I prepare?

Typically: photo ID, recent pay stubs or proof of income, bank statements, and tax returns. Self-employed and investor borrowers may need different documents. I'll send you a clear checklist for your situation.

How long does pre-approval take?

It depends on how quickly documents come in and the program you choose. Once we talk, I'll give you a realistic timeline and keep you updated along the way.

Do you only work in Orange County?

No. My office is in Huntington Beach and many of my clients are in Orange County, but I help borrowers throughout California.
